We purchase homes at below market value, reflecting the cost of repairs, our operating expenses, and a reasonable profit margin. We then either renovate and resell the property at full market value, hold it as a rental investment, or in some cases assign our purchase contract to another investor buyer.
We make money on the spread between what we buy and what we sell for after renovation. Our typical margin is 8โ15% of the after-repair value. We show sellers this calculation on every offer โ because a transparent transaction is a better transaction for everyone.
